Project Manager Consultant

A project manager consultant who has many years of experience in the construction industry can make the difference between the success and failure of an entire project. This is especially evident when that person has the ability to read every line of a blueprint.

1. Safety begins with choosing contractors who are confident in their respective fields, who have the proper insurance, both liability and worker's compensation and have the financial strength to maintain their companies.
2. Having a critical path chart making the date when completion of each step of the job and each delivery of materials is expected, keeps management and labor informed as to their performance.
3. Testing of the soil, concrete, interior and exterior coating, and roofing materials assure that all materials used meet quality specifications. Keep tabs on the dirt, sand and clay when they are delivered to verify the quality of each load. This averts catastrophe that could develop from using inferior products.
4. Check the references of superintendent, foreman, and subcontractors along with doing background checks.
5. Daily checks of plumbing, electrical, and air condition work comparing items installed with specific materials.

7. Roofing deck should be very dry when laying the roof, otherwise mold and mildew growth will occur.

9. The monthly draws of the contractors are allowed only to extent of work completed. No overdraws are allowed.
